Terms and Conditions

Japanese law requires us to record your nationality and passport number. We can’t let you in without it.
Check in time is 2pm. If you are arriving early, ask us about the nearest Onsen: a warm bath in spring water works wonders after a long flight.
No smoking, no vaping on any part of the premises. Smoking on the premises will result in a JPY 50,000 cleaning fee being charged and possibly immediate eviction. No Durian either.
No Pets without prior arrangement. Unauthorized animals on the premises may result in immediate eviction.
No shoes beyond the tiled entrance area. Only socks or slippers can be worn on the wooden floors. You will be charged for any damage caused by ski boots or other outdoor footwear to the wooden floors.
Check out time is 10am and the premises must be vacated by then. Late check out fees of JPY 20,000 per hour apply.
Bedding and towels are provided for four people. More than four people staying requires prior arrangement – please contact us before you arrive. Fees of JPY 40,000 per unauthorized guest per day apply.
Standard eco-cleaning schedule applies unless otherwise arranged: rubbish removed and towels changed every second day, bed linen changed mid-week. Housekeepers will not move any of your personal effects so please keep the bed clear of all personal items if you want the linen changed.
Please clean plates, glasses and cookware each day and also on the final day – there is a dishwasher next to the sink.
Japanese garbage sorting can be challenging, but please at least separate paper, plastic, glass and organic waste. Fees of JPY 12,000 will apply to poorly sorted garbage.
Cancellation and eviction without refund will apply to smoking, and unauthorized pets and guests.
You authorize the deduction of fees referred to above from your credit card for smoking, unauthorized pets or guests, unsorted garbage, and damage to the premises, furniture or household items at actual cost of repair or replacement.
